1) The Court finds that:
a.) 1825 Land Group, LLC has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is ALL THAT CERTAIN 5.837 ACRES of land out of a called 16.628 acre tract known as Tract 13-A out of the Byron W. Frierson 1203.714 acre Tract and being situated in the Zeno Phillips League, Abstract 118, Brazoria County, Texas and being the same tract conveyed to James Houston Trammell, Jr. and wife, Linda Diane Trammell, as described in Volume 1281, Page 83 of the Deed Records of Brazoria County, Texas and conveyed to 1825 Land Group, LLC in County Clerk's File No. 2025-056922; and
c.) The 5.837 acre tract is to be divided into four tracts along County Road 289, one of the four tracts being along County Road 289 and County Road 3: Tract 1 with 2.51 acres and approximately 333 feet of frontage along CR 289 and approximately 321 feet of frontage along CR 3, Tract 2 with 1.00 acre and approximately 135 feet of frontage along CR 289, Tract 3 with 1.00 acre and approximately 135 feet of frontage along CR 289, and Tract 4 with 1.34 acres and approximately 243 feet of frontage along CR 289; and
d.) The Brazoria County Environmental Health Department has provided a letter dated February 12, 2026 stating they have no objection to the proposed division, under certain conditions; and
e.) This tract of land is in Drainage District # 11. Drainage District # 11 has provided a letter dated January 23, 2026 stating they have no objection to the subdivision; and
f.) The small subdivision approval requested by 1825 Land Group, LLC is in accordance with the criteria established in Brazoria County Subdivision Regulations Article 4, Section D, Pages 16-17; and
g.) The applicant has submitted to the County Engineer a plat of survey prepared by a Registered Professional Surveyor sh...
