Exception to Subdivision Platting for Christopher Steven Leissner (Precinct 4)

1) The Court finds that:
a.) Christopher Steven Leissner has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is a 15.834 acre tract out of Tract 8 of Allhands Subdivision, in the James Cummings Survey, Abstract 56, Brazoria County, Texas, said 15.834 acres being a part of a 145.46 acre tract out of Tracts 1, 6, 7 and 8 of Allhands Subdivision according to the deed dated November 19, 1990 and filed in Volume (90) 851, Page 766 of the Official Deed Records of Brazoria County, Texas, and conveyed to Christopher Steven Leissner in County Clerk's File No. 2020-076319; and
c.) The 15.834 acre tract is to be divided into 2 tracts along County Road 244: Tract 1 with 10.322 acres and approximately 380 feet of frontage along CR 244, Tract 2 with 5.512 acres and approximately 206 feet of frontage along CR 244; and
d.) The Brazoria County Environmental Health Department has provided a letter dated January 16, 2026 stating they have no objection to the proposed division, under certain conditions; and
e.) This tract of land is in Drainage District # 11. Drainage District # 11 has provided a letter dated January 9, 2026 stating they have no objection to the subdivision; and
f.) The small subdivision approval requested by Christopher Steven Leissner is in accordance with the criteria established in Brazoria County Subdivision Regulations Article 4, Section D, Pages 16-17; and
g.) The applicant has submitted to the County Engineer a plat of survey prepared by a Registered Professional Surveyor showing the proposed division.
2) It is therefore ordered that an exception for filing a plat of the division for small subdivision of Christopher Steven Leissner tract be granted. This exception is granted upon the following conditions:
