1) The Court finds that:
a.) The Feed Store and More, LLC has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is a 3.94 acre tract of land (called 3.937 acres) in the Stephen F. Austin 7-1/3 Leagues Grant, Abstract No. 20, Brazoria County, Texas; said 3.94 acre tract being part of Lot 16, Block 8 of the Wild Peach Subdivision, according to the Corrected Plat of said subdivision being recorded in Volume 4, Pages 1 and 2 of the Plat Records of Brazoria County, Texas; A one-half interest in said 3.937 acre tract being conveyed to Brazosport Grounds Maintenance from Jaime Galvan and wife, Martha A. Galvan by deed dated November 27, 1991 and Recorded in Volume (91) 976, Page 606 of the Official Records of Brazoria County, Texas; a one-half interest in said 3.937 acre tract being conveyed to Pleasant Surroundings from Jaimie Galvan and wife, Martha A. Galvan by deed dated April 1, 2003 and recorded in County Clerk's File No. 03-023690 of the Official Records of Brazoria County, Texas, and conveyed to The Feed Store and More, LLC in County Clerk's File No. 2019-052793; and
c.) The 3.95 acre tract is to be divided into two tracts; one tract along County Road 507 and one tract along SH 36: Tract 1 with 1.59 acres and approximately 227 feet of frontage along CR 507, Tract 2 with 2.36 acres and approximately 316 feet of frontage along SH 35; and
d.) The Brazoria County Environmental Health Department has provided a letter dated February 9, 2026 stating they have no objection to the proposed division, under certain conditions; and
e.) This tract of land is in Drainage District # 11. Drainage District # 11 has provided a letter dated January 19, 2026 stating they have no objection to the subdivision; and
