Exception to Subdivision Platting for Travis Jones (Precinct 1)

1) The Court finds that:
a.) Travis Jones has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is ALL that certain 11.319 acres of land out of the R. D. MacDonald Subdivision, (known as Lots 19A-19B), recorded in Volume 3, Page 81 of the Brazoria County Plat Records and being that same called 10.812 acre tract conveyed to Antonio and Sandra Campos, described in County Clerk's File 06-034418 of the Brazoria County Official Records and situated in the J. Mims League, Abstract 95, Brazoria County, Texas, and conveyed to Travis Jones in County Clerk's File No. 2023-045233; and
c.) The 10.812 acre tract is to be divided into 4 tracts; 2 tracts along County Road 319 and 2 tracts along County Road 700: Tract 1 with 1.347 acres and approximately 78.92 feet of frontage along CR 319, Tract 2 with 5.951 acres and approximately 376 feet of frontage along CR 319, Tract 3 with 2.00 acres and approximately 231 feet of frontage along CR 700, and Tract 4 with 2.00 acres and approximately 234.98 feet of frontage along CR 700; and
d.) The Brazoria County Environmental Health Department has provided a letter dated October 6, 2025 stating they have no objection to the proposed division, under certain conditions; and
e.) This tract of land is in Drainage District # 11. Drainage District # 11 has provided a letter dated August 25, 2025 stating they have no objection to the subdivision; and
f.) The small subdivision approval requested by Travis Jones is in accordance with the criteria established in Brazoria County Subdivision Regulations Article 4, Section D, Pages 16-17; and
g.) The applicant has submitted to the County Engineer a plat of survey prepared by a Registered Professional Surveyor showing the proposed division.
