1) The Court finds that:
a.) Brian Keith Craft, Mark Jeremy Craft and Christine E. Craft has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is All that certain 70.000 acres of land, known as Tract 2C, out of a 663.938 acre tract conveyed to DFW Cow Creek Ranch, LLC in County Clerk's File 23-053207 of the Brazoria County Official Records, being that same called 667 1/4 acre tract known as the Rachel Hunter Tract, described in Volume 63, Page 70 of the Brazoria County Deed Records and situated in the James A. E. Phelps Survey, Abstract 117, Brazoria County, Texas, and conveyed to Brian Keith Craft, Mark Jeremy Craft and Christine E. Craft in County Clerk's File No. 2024-054268; and
c.) The 70-acre tract is to be divided into 2 tracts along County Road 26: Tract 1 with 34.000 acres and approximately 807 feet of frontage along CR 26, Tract 2 with 36.000 acres and approximately 869 feet of frontage along CR 26; and
d.) The Brazoria County Environmental Health Department has provided a letter dated February 3, 2026 stating they have no objection to the proposed division, under certain conditions; and
e.) This tract of land is in Drainage District # 11. Drainage District # 11 has provided a letter dated February 7, 2026 stating they have no objection to the subdivision; and
f.) The small subdivision approval requested by Brian Keith Craft, Mark Jeremy Craft and Christine E. Craft is in accordance with the criteria established in Brazoria County Subdivision Regulations Article 4, Section D, Pages 16-17; and
g.) The applicant has submitted to the County Engineer a plat of survey prepared by a Registered Professional Surveyor showing the proposed division.
