Exception to Subdivision Platting for VVJ, LLC and Muduganti J. Reddy (Precinct 4)

1) The Court finds that:
a.) VVJ, LLC and Muduganti J. Reddy has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is Block A of Columbia Lakes Cottages, a subdivision in Brazoria County, Texas, according to the map or plat thereof recorded under File No. 2007-065329, and conveyed to VVJ, LLC and Muduganti J. Reddy in County Clerk's File Nos. 2013-050418; and
c.) The 1.395 acre tract is to be divided into 1 tract along Jalina Drive and 1 tract along Freeman Boulevard.: Tract A1 with 0.531 acres and approximately 108 feet of frontage along Jalina Drive, Tract A2 with 0.864 acres and approximately 303 feet of frontage along Freeman Boulevard., and
d.) The Brazoria County Environmental Health Department has provided a letter dated September 13, 2024, stating they have no objection to the proposed division, under certain conditions. The property is currently connected to public sewer and water through the City of West Columbia and Varner Creek Utilities District (TX0200070); otherwise residential lot sizing must follow 285.4(a)(1)(A) or (B); and
e.) This tract of land is in Drainage District #11. Drainage District #11 has provided a letter dated August 8, 2024 stating they have no objection to the subdivision; and
f.) The small subdivision approval requested by VVJ, LLC and Muduganti J. Reddy is in accordance with the criteria established in Brazoria County Subdivision Regulations Article 4, Section D, Pages 16-17; and
g.) The applicant has submitted to the County Engineer a plat of survey prepared by a Registered Professional Surveyor showing the proposed division.
2) It is therefore ordered that an exception for filing a plat of the division for small subdivision of VVJ, LLC and Muduganti J. Reddy tract be granted. This exception is granted upon the follo...
