1) The Court finds that:
a.) Jeremiah Morrison and Anna Morrison has requested approval for an exception from subdivision platting regulations for a small subdivision, by application attached; and
b.) The property to be divided is 5.85 acres of land, Lots 136 and 137 in Block 1 of Bar X Ranch, Section 2, recorded in Volume 16, Page 119, of the Plat Records of Brazoria County, Texas and Lots 150, 151, 152, 153 and 154, Block 4, Bar X Ranch Subdivision, Section 8, recorded in Volume 16, Page 237 of the Plat Records of Brazoria County, Texas, and conveyed to Jeremiah Morrison and Anna Morrison in County Clerk's File Nos. 2021-080774 and 2022-025303; and
c.) The 5.85 acre tract is to be divided into 1 tract along County Road 969M and 2 tracts along County Road 968L: Tract 150A1 with 2.04 acres and approximately 228 feet of frontage along CR 969M, Tract 150A2 with 2.81 acres and approximately 341 feet of frontage along CR 968L, Tract 150A3 with 1.0 acre and approximately 109 feet of frontage along CR 968L, and
d.) The Brazoria County Environmental Health Department has provided a letter dated September 4, 2024 stating they have no objection to the proposed division, under certain conditions; and
e.) This tract of land is in Brazoria County's Drainage Authority. Brazoria County Engineering has provided a letter dated September 11, 2024 stating they have no objection to the subdivision; and
f.) The small subdivision approval requested by Jeremiah Morrison and Anna Morrison is in accordance with the criteria established in Brazoria County Subdivision Regulations Article 4, Section D, Pages 16-17; and
g.) The applicant has submitted to the County Engineer a plat of survey prepared by a Registered Professional Surveyor showing the proposed division.
